Each family has its own failure mode. Village houses hide damp and structural improvisation, older apartments hide deferred communal maintenance, newer detached houses hide licensing gaps in pools and outbuildings, and plots hide access and forestry problems. Sea View and Front-Line Positions

On a west-facing shore a sea view is also a sunset view, which is why it is priced firmly here. The premium attaches to the quality and security of the view rather than to the phrase in the listing, so establish what exactly lies between the property and the water, whether that ground can still be built on and to what height, and whether the view is enjoyed from the rooms you will live in or only from a corner of a roof terrace.

The Greek foreshore and beach zone is public land, its boundary is formally delimited in a process not completed everywhere, and terraces, steps and walls can sit within it even after standing for decades. A large share of the apartments and holiday houses here date from the decades when Greek coastal building was at its most rapid. Construction quality varies enormously within that period, and the label of the decade tells you far less than the specific building does.

Recurring issues include flat roofs and terraces whose waterproofing has reached the end of its life, first-generation aluminium windows with no thermal break, thin or absent insulation, original electrical installations and plumbing extended repeatedly without a plan. Permanent living is genuinely feasible in Nea Skioni, more so than in villages that empty completely. There are neighbours in February, a functioning bakery, a pharmacy and enough social life to avoid isolation. Golden Visa and the Investment Threshold

Chalkidiki sits in the 400,000 euro band of the Greek residence-by-investment programme, not the 800,000 euro band that applies to the highest-demand areas. The investment must normally be a single property meeting the minimum size condition, and the qualifying property may not be placed in short-term rental.

Law 5275/2026 introduced further changes during 2026, and the framework has been amended more than once in recent years, so what matters is the state of the law in the year you sign, verified by a lawyer for your own file. Trailer storage then becomes a genuine criterion when choosing a plot. Kassandra winters are mild by northern European standards and damp by Mediterranean ones. Damp, not cold, is what damages an unheated coastal house, and a property closed from October to May without ventilation or background heat will show it in the plaster and the joinery.

Most older houses rely on air-conditioning units for heat, sometimes with a wood stove or oil, while newer buildings use heat pumps and are markedly cheaper to run. The airport is about 98 km away and the drive normally takes around an hour and a half. Add a substantial margin in high summer, when traffic at the entrance to the peninsula can extend the journey considerably.
Is the harbour noisy for nearby homeowners?
A working harbour has early mornings, and sound carries well across still water. Two or three streets back the effect is negligible. Directly on the quay it is part of daily life, and the only way to judge whether it suits you is to stay overnight nearby before buying.
