Our Property Onboarding and Selling Process

Every property and every owner is different, but our general process remains simple. The following seven steps show how we accept a property, prepare it for the market, coordinate prospective buyers and support the transaction until the purchase contract is signed.

    Contact with Our Real Estate Agent

    The process begins with a personal conversation with one of our real estate agents.

    We discuss your property, its location and condition, your expectations and your preferred selling price. If necessary, we arrange a visit to inspect the property and discuss its market potential.

    The initial conversation is without obligation and gives you an opportunity to understand how we work before making a decision.

    Receive and Sign the Brokerage Agreement

    If you decide to work with us, we prepare and send you a clear brokerage agreement. The agreement authorises Chalkidiki Real Estate to market your property and explains the agreed services, commission and conditions.

    You can choose between an exclusive and a non-exclusive brokerage agreement.

    We explain both options clearly before you sign, so that you can choose the arrangement that best suits your situation.

    Professional Photos and Videos

    After the brokerage agreement has been signed, we arrange professional photographs and videos of your property.

    High-quality visual presentation is especially important because many buyers searching for property in Chalkidiki live outside Greece. Their first decision is usually based on the photographs, videos and information they see online.

    Depending on the property, the presentation may include:

    • Professional interior and exterior photographs
    • A professional property video
    • Drone photographs or video, where appropriate and permitted
    • Photographs of the garden, pool, terraces and views
    • Images of the property’s location and surrounding area

    Before the appointment, we explain how the property should be prepared. If required, we can also help coordinate cleaning, garden maintenance, pool preparation or minor repairs.

    Creation and Publication of the Property Listing

    Using the agreed property information, photographs and videos, we create a professional listing for your property.

    We prepare the property description, select the most effective images and present the features that are most relevant to prospective buyers.

    • Selected national property platforms
    • Selected international property platforms
    • Our international buyer network
    • Social media and digital marketing channels
    • Direct contact with matching prospective buyers
    • Selected real estate and business partners

    This combination gives your property visibility among buyers in Greece and in important international target markets.

    Your personal contact details are not published in the property advertisement.

    Every Viewing Is Coordinated with You

    Every property viewing is coordinated with you in advance. We do not send unknown visitors to your property without informing you.

    Before the viewing takes place, the prospective buyer signs the relevant customer or viewing agreement. You receive this signed confirmation so that you know who is interested in viewing your property.

    You remain in control. If you do not approve a particular prospective buyer, the viewing will not take place.

    Our viewing process is simple:

    1. We receive and review the buyer’s enquiry.
    2. The prospective buyer signs the relevant customer agreement.
    3. We send you the signed confirmation.
    4. You approve or decline the proposed viewing.
    5. Only after your approval do we confirm the appointment.
    6. We coordinate and conduct the property viewing.

    After a serious viewing, we keep you informed about the buyer’s interest and any further steps.

    Purchase Intention and Handover to the Professionals

    When a suitable prospective buyer expresses a serious intention to purchase your property, the transaction moves to the legal and notarial stage.

    The matter is transferred to the lawyer and notary appointed or selected for the buyer’s transaction. They carry out the necessary legal checks and prepare the contractual process.

    Depending on the transaction, additional qualified professionals may also be involved, including:

    • The owner’s lawyer
    • A civil engineer
    • An accountant or tax adviser
    • A surveyor
    • The responsible notary
    • The participating banks

    Chalkidiki Real Estate supports communication between the parties and helps coordinate the process. We remain involved until the transaction has been completed.

    Legal, tax, technical and notarial advice is provided exclusively by the respective qualified professionals.

    Purchase Contract and Our Payment

    Once all required checks and documents have been completed, the final purchase contract is prepared and signed at the notary.

    Our brokerage commission becomes payable after the notarised purchase contract has been signed, in accordance with the terms of the brokerage agreement.

    This means that our payment is linked to the successful completion of the property sale.

    The agreed brokerage commission and payment conditions are clearly stated in the brokerage agreement from the beginning. There are no hidden brokerage charges.

Selling Your Property While Living Abroad

You do not necessarily need to live in Greece during the marketing of your property. We regularly support owners who live in Germany, Austria, Switzerland and other countries.

Subject to the agreed services, we can coordinate access to the property, professional photography, property preparation, marketing and buyer viewings locally in Chalkidiki.

If you cannot attend the final stages personally, your lawyer or notary can advise you whether the required actions may be completed through an appropriate power of attorney.

Do I have to sign an exclusive brokerage agreement?
No. Depending on the agreed terms, you may choose between an exclusive and a non-exclusive brokerage agreement. We explain the differences clearly before you make your decision.
What is the main advantage of an exclusive agreement?
An exclusive agreement creates one centrally coordinated marketing process. It helps ensure that the property is advertised consistently with the same price, photographs and information.
Who organises the professional photographs and videos?
After the brokerage agreement has been signed, Chalkidiki Real Estate coordinates the professional photography and video appointment with you.
Where will my property be advertised?
Depending on the property and marketing strategy, it may be advertised on the Chalkidiki Real Estate website, selected national and international property platforms, social media and through our buyer and partner network.
Will I know who wants to view my property?
Yes. Before a viewing, you receive the prospective buyer’s signed customer or viewing agreement so that you know who is interested in visiting your property.
Can I decline a prospective buyer’s viewing request?
Yes. Every viewing is coordinated with you. If you do not approve a prospective buyer, the viewing will not take place.
What happens when a buyer wants to purchase the property?
When a serious buyer expresses purchase intention, the matter moves to the lawyers, notary and any other qualified professionals required for the transaction. We continue coordinating communication throughout the process.
When does the brokerage commission become payable?
The brokerage commission becomes payable after the notarised purchase contract has been signed, in accordance with the conditions stated in the signed brokerage agreement.
Can you help me if I live outside Greece?
Yes. We regularly support non-resident owners and can coordinate many parts of the marketing and viewing process locally in Chalkidiki. Legal representation or a power of attorney must be discussed with the appropriate lawyer or notary.
